SEPES is the leading public land development agent in Spain, providing a wide range of services nationwide. Furthermore, it is making major efforts to adapt its actions to the current demand in the industrial land market, with the introduction of changes to the design and quality of its actions in order for them to meet the needs of today’s businesses.
To this end, SEPES is improving aspects of its Business Park projects in order to offer facilities in line with the new demands of this market, with special attention to increasing the availability of parking spaces, to providing larger road sections and, in general, to optimizing all the services required by a modern Business Park.
To adapt our services to meet the demands of small and medium sized businesses, the Entity is launching new ways of commercialising its products, from the option of purchasing plans for the construction of industrial buildings or business centres, to the renting with option of purchase, of industrial buildings in Campollano (Albacete) which are already built.
Before undertaking each action, we carry out the appropriate feasibility studies which cover technical, economic and commercial aspects, highlighting the importance of suitable location in terms of existing or planned roads, and the availability of accesses.
The restoration of sustained economic growth in our country requires an improvement in the competitiveness of businesses, and one of the essential factors for achieving this goal is to facilitate the movement of goods and services both within the country and abroad.
SEPES is working on the development of several logistical actions intended to meet the demands of the sector, particularly with regard to connections with main roads and, in some cases, with major ports and nearby railway stations and airports, enhancing intermodal transport. The logistical actions of SEPES aim to offer the suitable land (in terms of quality, size and facilities) to facilitate the internationalization of the businesses installed in our country.
SEPES is undertaking residential projects that will be key to the growth of cities such as Madrid, Valencia and Seville. In these centres, SEPES counts important strategic land reserves that will enable the improvement of large zones which up till now remain degraded or abandoned, creating spaces not just for living but rather for public facilities that these cities require.
The “Operación Campamento” in Madrid, with sufficient space for 10.700 household dwellings, of which 7.000 will be state housing, and of which 74% of the affected land will be for public use, will be an example of how an urban residential project can transform a city, providing her with open spaces, facilities and improvements in transport and communications.
The operations in Seville and Valencia, as well as those being carried out in Ceuta and Melilla will also allow for the improvement of current urban landscape and will create land for housing in areas demanded by citizens: in city centres, in consolidated spaces, in well- communicated areas, and where land is utilised in a rational way.
When developing a Business Park or a Residential Urban Action, the town planning determinations provide for the necessary provision of facilities, which include plots for tertiary, commercial or service use.
These plots are allocated, in accordance with the Regulatory Ordinances applicable in each case, to the building of facilities to provide complementary services—increasingly valued—to the industrial, commercial or residential activities of the remaining plots.
The uses, both preferential and alternative, provide for the location on this land of premises for offices, commercial, administrative and financial activities, restaurants, and, in general, any services considered useful for the activity of the businesses installed in the operation, when this is of an industrial nature, or for the residents when it is a residential operation.
In certain operations carried out by the Organisation, and in response to current demand, SEPES promotes the construction of industrial premises. These are adapted to the model of subdivided premises that normally occupy complete blocks, thus offering an image of consistency.
Care is taken in the design of the premises, using quality finishings and technical solutions which make the end price reasonable for the market in question. At all times, the appearance of the complex of premises should be coordinated within the diversity offered by the majority of industrial estates, without taking away from the operating capacity required by these products.
SEPES, also offers industrial land with fully finished premises for clients interested in a turn-key product, thus freeing them from the inconvenience of the entire construction process.
